
Palm Jebel Ali is sold exclusively off plan, in phases that Nakheel opens with little public notice. Knowing what has already been released, at what price, is the only reliable way to judge whether the next phase is worth registering for. Here is the verified record.

Two items circulating on broker sites are not phases. Nakheel republished the November 2024 announcement under a May 2025 URL with identical text, and the January 2025 item naming six architecture firms was a design partnership, not a sales launch. Counting either as a release overstates how often inventory actually opens.
How starting prices have moved
Nakheel withheld pricing at the 2023 launch, so release prices below are the figures quoted in the market rather than developer-published lists. Beach Collection villas were marketed from around AED 18M in 2023. Coral Collection villas opened from about AED 25M in 2023 and from around AED 29M in the current releases. Across the same window, published price per sq ft moved from roughly AED 2,578 in Q4 2023 to AED 2,794 by Q2 2024, with around 700 villas sold by August 2024.
A caution on the escalation story that circulates in the market: villa entry pricing has in fact been broadly flat, with Frond B releasing in December 2025 at around the same AED 18M as the 2023 relaunch. On Dubai Land Department data, transacted villa prices moved from roughly AED 2,578 per sq ft in Q4 2023 to about AED 2,700 in 2026, a single-digit move rather than the 30% to 50% some agencies advertise. What is under construction now
Nakheel has awarded AED 8.5 billion of construction contracts in two waves. In October 2024, AED 5 billion covered 723 villas across Fronds K to P, the fronds carrying the 2023 and 2024 releases. In April 2026, a further AED 3.5 billion covered 544 villas across Fronds A to F, with Ginco taking Fronds A to D and UNEC Fronds E and F, targeting Q4 2028.
When each cohort is delivered
There is no single completion date, and conflating cohorts is the most common error in coverage of this project. Nakheel has said the first handovers are scheduled to begin before the end of 2026, starting with Beach and Coral villas on Fronds K to P. The November 2024 Beach Collection release targets end of 2027, the Fronds A to F villas target Q4 2028, and Palm Central completes in September 2030. What this means if you are waiting for the next phase
- Registration decides allocation. The strongest plots go on launch day, so the price list needs to reach you before the public release.
- Frond position drives value. Tip plots with open sea views price well above plots near the frond base within the same style.
- Terms are consistent. Every phase has sold on the same 20/60/20 payment plan, so the variable is price and plot, not structure.
