Three years after Nakheel relaunched Palm Jebel Ali, villa pricing has settled into a clear two-tier structure. This guide breaks down what buyers actually pay in 2026, collection by collection, and why the island still trades at a steep discount to comparable beachfront on Palm Jumeirah.

What price per square foot looks like

Across recent releases, Palm Jebel Ali villas transact around AED 2,600 to 2,700 per sq ft. Comparable beachfront villas on Palm Jumeirah routinely trade far higher, which is the core of the island's investment case: buyers acquire a larger, newer beachfront home for roughly 60% less per square foot than the established palm.

Beach Collection: the entry point to the fronds

The Beach Collection starts from around AED 18M for a 5 bedroom villa. At launch in September 2023, 5 bedroom units carried a median of about AED 21.5M, and 6 bedroom homes average around AED 21.6M in current listings. Coral Collection: the flagship tier

Coral Collection villas launched from about AED 25M in 2023; the 2025 and 2026 releases have opened from around AED 29M, with average asking prices in the secondary market near AED 46M and premium 7 bedroom styles listing from about AED 43M. Resale performance so far

Palm Jebel Ali ranked among Dubai's strongest locations by ultra-prime sales value in 2025, and secondary listings now appear across the major portals. The appreciation figures brokers quote, often 30% to 50%, are not supported by registered data: on Dubai Land Department transactions, villa prices moved from about AED 2,578 per sq ft in Q4 2023 to roughly AED 2,700 in 2026. Asking prices on the portals typically sit around 20% above transacted levels, so the two are not comparable. Treat any projection as an estimate, not a record.

What affects the price you actually pay

  • Frond position. Tip plots with open sea views command premiums over plots near the frond base.
  • Style and wave. The 2025 architect series (SAOTA, WATG, LOCI) prices above comparable 2023 styles.
  • Plot and style, not release date. Villa entry pricing has been broadly flat across releases, so what you pay is driven by the plot and style you secure rather than by which phase you buy in.
