
2026 is the year Palm Jebel Ali visibly turned from land reclamation into a construction site at scale. Here is where the master plan stands mid-year, and what it means for handover dates.
The master plan recap
Unveiled in June 2023, the plan spans 13.4 sq km, twice Palm Jumeirah, with 16 fronds across 7 islands, 91 km of beachfront, homes for about 35,000 families and 80 hotels and resorts. The island divides into the Fronds, the Trunk, the Spine, the Crown and the Crescents, with around 30% of public facilities to run on renewable energy.
What happened in 2025 and 2026
- October 2025: Nakheel released new architect-designed villa styles across both collections, including Cyan Sky, Cobalt Beach and Coral Dune. Both current line-ups are on our Beach and Coral pages.
- April 2026: AED 3.5 billion in construction contracts awarded for 544 villas: Ginco General Contracting took 354 villas on Fronds A to D, UNEC took 190 on Fronds E and F, both targeting Q4 2028 completion.
- Mid 2026: island-wide roads, utilities and shoreline works progress toward their planned Q4 2026 completion.
- June 2026: Palm Central Private Residences launched 222 beachfront homes, the island's first townhouses, completing September 2030.

Nakheel has not published a single unified handover date, and phases will complete in sequence. Treat any precise month quoted for a specific frond with caution until Nakheel confirms it in writing.
What this means for buyers
Construction momentum de-risks the timeline story that dominated 2024 conversations, and each contract award has moved the project from masterplan to signed delivery commitment.
